In 2015, the City of Sugar Land, a suburb of Houston, developed a program to infill multifamily projects into 5 specific areas of the city where only retail and office predominate. The goal was to create walkable communities where none were before. Several years later, Kaplan Multifamily’s District at Sugar Creek is the embodiment of this goal, mixing 400 units of varied sizes, 19 live/work units with shops along a new boulevard through the property and a plaza encircled by three large restaurants. Other retail includes a bodega, fitness and coworking spaces. The center of the multifamily has a one-acre park and pool area, featuring many of the old growth trees saved for the project.
